Housing Repairs - Communal Areas
Your rubbish bags should be placed inside the large collection bins, and not left near the bins or on communal landings and walkways, or in the gardens. Only rubbish placed in the bins will be collected. Any large bulky items placed in the bin stores will not be collected.
Rubbish bags and bags left beside bins or outside can attract dogs, cats and rats, which in turn present a health risk.
We operate an alternative weekly bin collection service for rubbish and recyclables, so please ensure you use these correctly. There are stickers on to bins to advise you what can and cannot be recycled.
COMMUNAL AREAS OF FLATS
Security
Communal doors should never be propped open because this compromises security for everyone living in the block. If you have lost your key to the communal doors where you live, please contact your Area
Cleaning
We are responsible for cleaning communal areas of older people's supported accommodation, including the common room, landings, lift and communal kitchen and toilets.
We are also responsible for cleaning the communal areas of general needs flats, so they need to be kept clear. You pay a charge for this service through your rent.
Communal areas should always be kept clear of rubbish and personal belongings such as pushchairs or bicycles to ensure that all areas can be cleaned. Corridors and landings are important fire routes, so they should be kept clear in case of an emergency.
Smoking
It is an offence to smoke in our Council buildings and the communal areas of blocks of flats, as well as in all other public places. You may smoke in your own house or flat.
Repairs
Any defects to communal areas, for example, faults to the communal doors, lights or door entry systems, should be reported to the Council as soon as practical.
Communal aerials
There are communal TV aerials on the Council's blocks of flats. If there is a problem with the reception, please check in the first instance that your television is not faulty. You should also check if your neighbours are also experiencing a problem. If you believe the communal television aerial is faulty, please report it to us.
LANDSCAPING & GROUNDS MAINTENANCE OF
We will regularly maintain any grassed areas, including hedges, shrubs and flower beds, on our estates and sheltered schemes. Grass cuttings will not be collected though.
We will also regularly spray pathways and drying area to control the growth of weeds and moss.
CARETAKERS - WINNALL FLATS
The tower blocks in Winnall, comprising Braxton, Craddock, Dennett and Earle Houses, are managed by two resident caretakers, who provide a service seven days a week to residents of the flats. The caretakers work from to , Monday to Friday and a duty caretaker is available during the evening and from to on Saturday and Sunday in the event of an emergency. The main duties of the caretakers include:
- To undertake general supervision of the buildings and grounds, through routine checks, including weekly Health and Safety checks
- To carry out cleaning every week to the communal areas of the blocks of flats
- To report repairs to communal areas promptly
- To regularly undertake litter-picking and collection of leaves in the communal grounds and garage area
- To provide assistance to residents in the case of an emergency
- To prevent behaviour by residents and/ or visitors, which may cause annoyance to other residents, and to be aware of any breach of safety/security regulations
ESTATE INSPECTIONS
Estate inspections will be carried out by your Area Housing Manager and/or your Area Property Surveyor at least once a year. Specifically, the areas to be inspected include:
- The communal areas of blocks of general needs flats. (The communal areas of sheltered blocks of flats are inspected routinely by the resident scheme manager or mobile warden)
- Garage areas and access roads to the garage areas
- Open spaces, including 'housing' footpaths and grassed areas
